4–5BR vacation home with pool: $80,000–$150,000+ gross annually

These are gross figures. Net income after management fees (typically 20–30%), HOA, insurance, taxes, and maintenance will be significantly lower. We always help investors model realistic net returns — not just the top-line number.

What to Look For (and What to Avoid)
Look for: Properties in complexes with strong rental histories, professional management options, Gulf views, updated interiors, and flexible HOA rental policies (no minimum night restrictions).

Be cautious of: HOAs with restrictive rental rules, properties with deferred maintenance, buildings with high special assessment history, and anything priced on "potential" rather than actual rental history.
